Good coffee has become an essential part of the modern workplace, and for good reason. With the rise of remote work, which was exacerbated by the COVID-19 pandemic, the way people work and where they choose to work has changed drastically. For business owners and leaders to bring their people back into the in-person office spaces, the challenge has been to provide their teams and employees with the same level (or better) of amenities that they have at home. This includes having high-quality coffee available in the workplace. It is no longer a luxury, but a necessity.

The benefits of having high-quality coffee available in the workplace are numerous. For starters, coffee has been shown to improve cognitive function and productivity. Having a good cup of coffee in the morning can give people the energy they need to tackle the day’s tasks and stay focused throughout the day.

In addition, having good coffee in the workplace creates opportunities for community and social interaction. Coworkers can enjoy chatting with each other over a cup of coffee, which can help to foster a sense of camaraderie and teamwork. In today’s fast-paced work environment, it’s more important than ever to build strong relationships with colleagues, and coffee breaks can provide the perfect opportunity to do so.

Another tip for creating a coffee-friendly workspace is to provide comfortable seating and a relaxing atmosphere. Consider adding comfortable chairs or sofas to the coffee area, along with some plants or artwork to create a calming ambiance. This can help workers to relax and recharge during their coffee breaks, which can ultimately lead to increased productivity and creativity.

Lastly, having good coffee in an office space is particularly important for business people who may want to connect with clients or partners. A cup of coffee can be a great way to make a good impression and demonstrate that your company values attention to detail and providing a top-notch experience for all those who enter the office.

In conclusion, having good coffee available in the workplace is no longer a luxury, but a necessity. Creating a coffee-friendly workspace is easy with a few simple steps, such as investing in high-quality coffee beans and a good coffee machine, providing comfortable seating, and keeping the coffee area clean and well-stocked. With these tips, you can create a workspace that is not only productive but also enjoyable for all who work there.

Advancements in technology are reshaping various industries, at unprecedented rates. While architecture, engineering, and construction (AEC) is one of the biggest industries in the world, it has historically been among the slowest to digitize and innovate. However, in 2023 this is no longer an option. The commercial property management sector in South Africa is needing to shift and embrace these technological shifts.

At Barrow, we are embracing the power of property technology (PropTech) and seeing how it can revolutionise the way commercial properties are managed, by enhancing efficiency, improving tenant experiences, and optimising operations. In this article, we will explore some of the upcoming PropTech trends that are set to transform the commercial property management landscape in South Africa.

Smart Building Solutions:

Smart Building Solutions represent a significant advancement in the property technology landscape, offering property developers and owners unprecedented control, efficiency, and sustainability. Smart building solutions leverage the Internet of Things (IoT) to integrate various aspects of a commercial property management, such as security, energy management, and maintenance, into a centralized system. These technologies allow property developers and investors to remotely monitor and control critical systems, saving time and resources while ensuring optimal building performance.

These solutions rely on the integration of cutting-edge technologies such as the Internet of Things (IoT), cloud computing, artificial intelligence (AI), and data analytics.

Energy Management and Sustainability Solutions:

In today’s era of heightened environmental awareness, energy management and sustainability solutions play a crucial role in commercial property management. PropTech solutions have emerged as powerful tools, offering a range of energy monitoring systems, smart metering technologies, and energy-efficient devices that empower property developers to identify energy-saving opportunities, reduce utility costs, and enhance sustainability practices. By leveraging these technologies, property developers can closely monitor energy consumption patterns, identify inefficiencies, and implement targeted strategies for optimising energy usage.

Not only do these solutions benefit the environment by reducing carbon footprints and conserving resources, but they also serve as attractive features for eco-conscious tenants who prioritize sustainability. Furthermore, implementing energy-efficient technologies can improve a property’s overall value, as sustainability continues to be a key factor in the real estate market. Embracing energy management and sustainability solutions in property tech not only demonstrates a commitment to responsible environmental practices but also offers long-term financial benefits and enhances the reputation of commercial properties in an increasingly eco-conscious market.

Virtual Reality (VR) and Augmented Reality (AR):

Virtual Reality (VR) and Augmented Reality (AR) technologies are revolutionizing the commercial property industry, reshaping the way properties are showcased and experienced. With VR, property developers and owners can create immersive virtual tours that transport potential tenants into a lifelike digital environment, allowing them to explore properties remotely and gain a realistic sense of space, design, and layout. This eliminates the need for physical visits and enables more efficient and informed decision-making.

One of the projects currently underway is the renovation of The Crescent, situated in the heart of Bryanston. The refurbishment is about to commence and will see an additional floor added taking the building to just under 6000m². The Crescent orientates prominently onto the N1 bypass in Bryanston, next to the William Nicol offramp, and is situated in close proximity to main roads such as Main Road and William Nicol with easy access to the highway and amenities.

The Crescent is situated at 31 Georgian Crescent, nestled within this quiet street in Bryanston. The building will boast 4 storeys of office space, overlooking Magaliessig, Lonehill & Witkoppen. It is accompanied by 257 parking bays on two semi-basement parking levels, on grade covered bays and open bays which is accompanied by 24 hour security to ensure a safe and secure working environment. In addition, there will be a generous rooftop entertainment terrace with magnificent views out to the Magaliesberg in the north.

The Crescent renovation will focus on sustainability, which is celebrated by the clean architectural form of the main building as well as the low maintenance materials presented by the building. Externally, the façade is softened by the use of timber cladding devices wrapping the ‘pylon’ style structural walls, embedding the tenant signage to face highway traffic for maximum exposure and marketing. Low maintenance materials, that also age very well, provide the building with a sense of architectural and corporate sophistication. The building will carry a 4 star Green rating from the Green Building Council of South Africa (GBCSA).

The main façade of the building will face North allowing for maximum natural light.

Both indoor and outdoor environments are well considered, with balconies on every floor, roof terraces and a beautifully landscaped garden encouraging outdoor meetings and workspaces.

This is the first part of that conversation. Linda Trim is the director of FutureSpace and Giant Leap Workspace Specialists, leaders in the interior architecture space in South Africa. Giant Leap’s driving purpose is to create workspaces that people enjoy, because when work is a pleasure, life is a joy!

In this conversation, Linda explains that the design and layout of a corporate office is essential. We no longer live in a world where you can just give a people a desk and a chair and send them off to work. People need more than the bare minimum to be happy in their workspaces. And companies and businesses are recognising that the well-being of their employees is a vital component to their overall productivity.

In the post-pandemic world, many people still need to be incentivised to return to the office. There has been a cultural shift over the last few years, with people expressing their desires for workspaces that spark inspiration and productivity, rather than being forced into workspaces that are draining and boring.

After two years of mostly remote, and often hybrid, working environments many people are actually hesitant to come back to a formal office space. The pandemic forced people to change their ways of working and adapt to a different world of work.

Mark says that COVID challenged the status quo and some of the traditional work norms.

“And this was a good thing. The status quo needed to be challenged!” he expresses.

When we actually think about it, there really is no reason for people to be stuck in traffic, for an hour, every morning, trying to get to the office by a specific time. This is only one example of traditional work place assumptions. But many of these traditional ways of working needed to change, and the COVID pandemic accelerated that transformation.

Because of the ease and comfortability of the remote, work-from-home, COVID setup, it makes sense that there has been some resistance in returning to the office. However, as we move into a new phase of work, being fully remote may no longer be the best or most productive working environment for people.

Although people say they are more productive at home, this is not necessarily the case. Life has changed since the early days of the pandemic, when working remotely did allow for unexpected levels of productivity.

But, people who work remotely often have to account for childcare, especially in the case of working women. Working mothers should not have bear the brunt of this shift.

Research is beginning to show that people who work from home are being left behind. And if businesses want to get serious about diversity and inclusion, especially in 2022, they simply cannot leave people behind, especially working mothers.

With this in mind, Linda noticed a lot of companies putting more pressure on their employees to come back to the office. Even if it is in a more flexible way. Mark says hopefully this phenomenon lands somewhere in the middle, with businesses being willing to shift with their employees.

And that’s where Barrow and Giant Leap align. Both companies focus on creating work spaces for businesses to thrive and for people to enjoy.

People are increasingly concerned with the design and feel of a work space. Our work environments must be comfortable and productive spaces, with distinct differences from the cold, corporate office styles of previous decades.

Research has proven that one’s environment affects one’s mood, energy levels and subsequently, one’s productivity. And because, at the end of the day, productivity drives business, it follows that one’s working environment should encourage such productivity.

“So, if people are able to be more productive in a flexible environment, then so be it” says Mark.

Linda agrees, and adds that productivity must be the right type of productivity, otherwise it is a waste. It’s not just about sending 100 emails. It’s about being innovative and creative within our businesses. And a lot of that comes from collaboration and working together, now in new and exciting workspaces.

Follow along with this story to learn more from Mark and Linda about communal, collaborative work spaces and the future of work. Updates on the blog coming soon.

Today on the blog we are taking a look at the Ellipse expansion in Waterfall. Barrow Construction has been working on Ellipse Waterfall, alongside our clients, Tricolt and Attacq, with the purpose of developing an array of luxury apartments and retail offices.

This Ellipse Waterfall development comprises of four deluxe high-rise towers, named after celebrated astronomers: Newton, Kepler, Cassini and Galileo. The construction of Cassini commenced in December 2021 and is currently progressing ahead of schedule. The Ellipse precinct will have a total of 620 units.

Ellipse Waterfall has already opened the doors to our first two towers, Newton and Kepler. For information about any space availabilities at Newton or Kepler, you can take a look at the Ellipse website. Ellipse Waterfall is the very first luxury style apartment development to be built in the Waterfall precinct.

Construction on the third tower, Cassini, is well underway, and making significant progress. When completed, Cassini will have a total of 182 units. For the construction of the first eight levels, over 2300m3 concrete has been cast and more than 900 tons of reinforcing steel have been used. Progress is nearing completion for Cassini and work is currently being done on Level 9 of 16 levels.

The entire structure is 64% complete, with the roof slab currently scheduled for installation in the first week of August 2022. This will put the project a month ahead of our schedule. Furthermore, the basements of the Cassini tower are 100% complete. We are currently awaiting our first tenant fit out.

As well as the four towers being luxury apartment spaces, we are also expanding into retail space. There is a total retail space of 1650m2 available. Ellipse will soon be opening the Luna Club – the most exclusive retail destination in the Waterfall Precinct.

Once completed, the Luna Club will offer an elevated lifestyle experience to all tenants and residents of Ellipse Waterfall, through a host of wellness, business and leisure facilities available. This will include a gym, boutique spa, an exclusive restaurant, residents’ lounge, as well as a state of the art business centre.

Upon completion, the Ellipse Waterfall development will be targeting a minimum four—star GBCSA certification. The Green Building Council South Africa focuses on sustainability and being conscious of the environment, both in design and construction. Their aim is for developers to build, design and operate buildings and homes in an environmentally sustainable way. We are confident that the Ellipse precinct will receive a four—star GBCSA certification.

We sat with Ivor Sander at his lovely home in Melrose the week before last. Ivor was the author of the most recent Barrow history, done at the time of the centenary of the Barrow Construction group in 1997. We thought it would be a logical place to start our 125 Barrow anniversary journey. We hoped we would able to explore Ivor’s memories about his experiences, perhaps also seeking his advice for us, the storytellers 25 years on from when he was the author and sitting in our position.

Ivor qualified as lawyer and spent 30 years in the communication industry. He wrote quite a number of company histories (JCI, KPMG, Ernst & Young, Fedsure, HCI, LTA, UAl and ABSA) in addition to the Barrow history. He also wrote histories of the Rand Club, Country Club Johannesburg, Pretoria Country Club and the River Club of Johannesburg. Ivor is of the same generation as the fourth generation of Barrows, John, David and Douglas. He was at St Johns at the same time as David Barrow. He was ideally placed to write the Barrow history at that time given his familiarity with the family, who were known to him from his school days and through the social and sporting club networks of Johannesburg at that time.

Ivor talked about his mandate back then. Similar to ours, “write the Barrow history please’. He recalled his appreciation of being given free reign by the Barrow family to explore and consult as widely as he saw fit. He mentioned that he thoroughly enjoyed writing the Barrow history, taking pleasure from the sense of admiration and trust for the Barrow family from all walks of society and business circles in Johannesburg.

We spoke about the limitation of the publishing options available in 1997. Back then it was a book, the blue book that we see here in the images in this article. Today it could be anything. A book, YouTube footage, Facebook feeds, blogs linked to the Barrow website. Perhaps stories being told in the style of “fireside chats”. In 125 years of history, particularly when the skyline of Johannesburg (in particular) is adorned with the physical legacy of the output of the Barrow group, the richness of the many potential themes in the Barrow story takes storytellers almost automatically down the path of “look what we have built”.

And herein lies the most pertinent advice that we were given by Ivor. “Remember Mike and Jack (our very capable videographer and cameraman), the story is less about the buildings. It is more about the people behind the Barrow story. Don’t forget that”.

We asked Ivor for his memories of the Barrow family during his commission 25 years ago. His reminiscences echoed familiar themes that we have ourselves heard during the other interviews that we had to date in the 125 update. “Integrity and reliability, “their moral strength”, “excellence of building’, “their humility” and “a Barrow promise made is a promise kept”. He noted that the Barrows were highly practical people who produced (and continue to produce) some outstanding buildings.

He also highlighted the incredible contribution that the Barrow family has made over the years, “quietly and behind the scenes” to society in general, through their generosity and contribution to a multitude of causes.

Ivor spoke about his constant pleasure in seeing the Barrow building footprint expand during the last 25 years, particularly in the Rosebank area. He noted the innovation in building styles over the passing years and the eloquence of the Barrow buildings that he has seen in this period.

We made a good decision to meet with Ivor. We hope we heard what Ivor hoped we would hear, that the story is all about the people.

2022 marks the 125th Anniversary of the Barrow Group of companies. As descendants of the original Barrows that started this journey in 1897, my brothers, cousins and I (the fifth generation of Barrows) recognize the significance of this event. Not many companies have the opportunity to celebrate 125 years of existence.

We know there is a responsibility to reflect properly on this journey. Those whose shoulders we stand on, generations of Barrows and countless other people who have contributed to our story, deserve our acknowledgement and respect. Aside from this wonderful opportunity to say thank you to so many, we know that reflecting on our journey with a critical eye will help us as we move into the future.

The last notable milestone we marked was 25 years ago, when we celebrated our 100th anniversary. In 1997 we commissioned Ivor Sander, a noted researcher and writer of company histories, to produce a Centenary History of Barrow Construction (Pty) Ltd. The end product, an excellent and detailed record of the history of our family and the company, has served as the historical record of our company to the present day.

But as we know, the world has moved on since 1997. Many of the avenues currently available to communicate or to tell a story were not available 25 years ago. Instagram, YouTube, Facebook, blogs, websites and many other forms of digital communication proliferate. To be honest, as a reasonably conservative family and company we have found it all a bit overwhelming. We initially thought that we would just update Ivor’s book. Very quickly we realised that the richness of our history and the eloquence of so many of the various stakeholders we have started interacting with, in the early stages of this project, have pointed towards publication and expression beyond the written word.

As a consequence we have decided on an approach markedly different to our original intentions. We have engaged with Mike Roy, historian and storyteller who, together with LUX & MODE, our digital partner, will facilitate the telling of our 125-year story. Over the next few months, and perhaps beyond, we intend to publish regular soundbites, articles and videos about the many themes of interest surrounding the history, and the future, of the Barrow Group.

We will use the media channels that lend themselves to best sharing our history. We already have some fabulous video footage of interviews, with a cross section of people who have made an impact on or have been impacted by the Barrow Group. Through this process we hope to do justice to this wonderful event in our history. Although we have a responsibility to preserve the history of the rich heritage of the physical buildings that we have built, we also wish to record and preserve the memory and thoughts of those who have helped get us to where we are today.

We’d love to invite you to join along with us as we unpack and share this remarkable story over the next few months.

Regards,

John Barrow

Hundreds of children have passed through the Home since its inception, and it continues to be home to about 60 children. Barrow’s involvement with the Johannesburg Children’s Home began some years ago with Barrow’s desire to invest back into the community of Johannesburg. Donald Barrow, one of Barrow’s Contracts’ Directors, says that his desire to work with the Johannesburg Children’s Home was because of their reputation as a well-run children’s home that truly cared for its children.

By building a relationship with the Children’s Home, Barrow has been able to offer on-going assistance for projects that the Home is working towards.

“I’ve been involved with the Children’s Home for about 5 years” says Donald Barrow, “and have worked on numerous smaller projects. Sometimes I can help them when they have a need, and sometimes I can use my position and contacts to help them.”

In terms of projects, Barrow’s focus has been to help the Children’s Home to become self-sufficient. One idea was to open their admin block up as a location available to the public, for functions and conferences. This now acts as a form of income for the Children’s Home. Barrow was able to assist in the landscaping of the front garden, including making the grounds greener and well shaped. Donald was able to leverage his contacts to obtain soil and grass donations, as well as some extra hands to help with the labour of landscaping.

And it all works in the end” says Donald. All of this has enabled Barrow to help the Children’s Home immensely. Now JCH can host functions and conferences, catering for said events, and this enables them to feed income back into the Home. To hire out their hall, click here.

Another project Barrow was involved in was optimising the borehole so that the Children’s Home could be completely self-sufficient, not relying on municipal water. To achieve this Barrow helped to set up a filtration system, which includes UV filters, making the best use of their borehole system.

Barrow’s focus in terms of their involvement and relationship with the Johannesburg Children’s Home is all about self-sufficiency. To a large extent that means that the focus must be on sustainability. Each project that they take on has to have a lasting impact for the Children’s Home.

Annette, the director of the Children’s Home, spoke to us about another one of the self-sustaining aspects that they’ve implemented. The vegetable garden. They’ve determined the most sustainable options for farming vegetables, allowing them to sustain and feed themselves, as well as to grow enough vegetables to sell to the community.

With this in mind, JCH established their Early Childhood Development Centre with the focus on school readiness, proper nutrition and supporting family strength.
Annette, the director of the JCH, explained that the charges per month for the children are bracketed based on family income, going from R400 pm to R1200 pm, although no one is currently situated in the highest bracket. Tiisetso Mokhethi, the principal of Funda Ngo Thando, has her doctorate in early childhood development and child psychology. Already, her impact on the children and the community at large has been undeniable. The hope is in the next few years they will reach their target number of 60 children, between the ages of 2 and 5 years old, who will be attending the school.

In terms of the renovation, Donald Barrow mentioned that the building used to be the old clubhouse on the Eskom property, which included a bar area decorated with beer branded signs. Barrow was able to transform the clubhouse into a fully functional children’s centre, replacing the bar with a small kitchen where they are now able to serve breakfast, snacks and lunch to the children.

For Simphiwe, his journey to becoming a professional pastry chef has always focused on his family. It was during this period of his life, in the kitchen with his mother, when he realised that baking was what he really loved.

Although he loved baking as a child he also wanted to be in the entertainment industry and it was only really when he took consumer studies in high school that he figured out that this was what he wanted to focus on. This decision allowed him to develop the skill as a baker. Following this passion, he went on to study at Capsicum and “found [his] love for cake art” there. After finishing his diploma and graduating, however, Simphiwe struggled to find the right place for him to thrive.

And that’s when he found Barrow.

Simphiwe began working as a receptionist at Barrow, and then worked under Paul Barrow. Simphiwe attributed a lot of his recent success as a businessman to his work with Barrow, saying that Paul “taught [him] a lot about business and communication.” As a successful entrepreneur with his own cake art and pastry business now, Simphiwe explained to us that his time at Barrow “prepared [him] in a way that [he] wasn’t even aware of at the time.” Sometimes taking the time to learn business and communication skills can set you up for success in a way that you would never have otherwise realised. This is certainly true for Chef Zondi and his experience with Barrow.

“Little did I know that I would also one day own my own place and have to run it myself. Although they’re completely different fields – property and cake art, at the end of the day I’m still running a business. To this day, I still use a lot of their methods and their teachings in running my own business.”

One of the things that was most impactful for Simphiwe was Barrow’s focus on family. He drew the parallel to his own business, Chef Zondi & Co., explaining that Barrow’s family owned business taught him many skills around communicating, setting goals and working together. Simphiwe also works closely with his family, saying it’s inspiring because “We all have a common goal, a common vision”. Furthermore, just as Barrow started their business 120 years ago and laid the foundations for future generations, Simphiwe and his family are now laying the foundation for the next generation of their family. Knowing that the work and investment that he’s pouring into the business today will impact his family for generations to come is hugely motivating for Simphiwe. Simphiwe has moved away from Barrow in a personal capacity, but has set up his business, Chef Zondi & Co., at Barrow’s Metropolis on Park. Chef Zondi runs the patisserie and cafe at Metropolis, as well as his cake art business.
